Golden Key Scavenger Hunt – Official Rules

1. Eligibility
The Golden Key Scavenger Hunt (the “Contest”) is open to legal residents of the state of Utah who are 18 years of age or older at the time of entry. Employees of [Your Company Name] (the “Sponsor”), its affiliates, subsidiaries, advertising and promotion agencies, and their immediate family members and/or those living in the same household of each are not eligible to participate in the Contest. The Contest is subject to all applicable federal, state, and local laws and regulations and is void where prohibited.

3. Agreement to Official Rules
Participation in the Contest constitutes entrant’s full and unconditional agreement to and acceptance of these Official Rules and the decisions of the Sponsor, which are final and binding. Winning a prize is contingent upon being compliant with these Official Rules and fulfilling all other requirements set forth herein.
4. Contest Period
The Contest begins on Oct 14, 2025 and ends when the first person to post on social media with the proper tagging of J Thomas Homes. (the “Contest Period”). Entries that are submitted before or after the Contest Period will be disqualified.
5. How to Enter
To enter the Contest, you must complete the following steps:

- TikTok: https://www.tiktok.com/@j.thomas.homes
- Monitor the Sponsor’s social media pages for weekly clues regarding the location of the golden key.
- Once you have solved the clues and located the golden key, you must be the first person to present it by posting on social media and tagging @jThomasHomes and including this #jThomasHunt.
- The first person based on date and time to post will be granted the winner.
There is no limit to the number of clues you can solve, but only one (1) prize will be awarded to the first person who finds and presents the golden key.
6. Winner Selection
The winner will be the first eligible person to find the hidden golden key and present it by posting on social media and tagging @jThomasHomes and including this #jThomasHunt. The winner will be verified and contacted through social media to collect prize. The odds of winning depend on the number of participants and their skill in solving the clues.
7. Prize
The winner will receive a $1,000 cash prize. The prize is non-transferable. Any and all prize-related expenses, including without limitation any and all federal, state, and/or local taxes, shall be the sole responsibility of the winner. The winner will be required to complete and return an IRS Form W-9 and will be issued an IRS Form 1099 for the value of the prize.
8. General Conditions
In the event that the operation, security, or administration of the Contest is impaired in any way for any reason, including, but not limited to fraud, virus, or other technical problem, the Sponsor may, in its sole discretion, either: (a) suspend the Contest to address the impairment and then resume the Contest in a manner that best conforms to the spirit of these Official Rules; or (b) award the prize from among the eligible entries received up to the time of the impairment. The Sponsor reserves the right in its sole discretion to disqualify any individual it finds to be tampering with the entry process or the operation of the Contest or to be acting in violation of these Official Rules or in an unsportsmanlike or disruptive manner.
9. Release and Limitations of Liability
By participating in the Contest, entrants agree to release and hold harmless the Sponsor, its affiliates, subsidiaries, advertising and promotion agencies, and their respective officers, directors, employees, and agents (the “Released Parties”) from and against any claim or cause of action arising out of participation in the Contest or receipt or use of any prize, including, but not limited to: (a) unauthorized human intervention in the Contest; (b) technical errors related to computers, servers, providers, or telephone or network lines; (c) printing errors; (d) lost, late, postage-due, misdirected, or undeliverable mail; (e) errors in the administration of the Contest or the processing of entries; or (f) injury or damage to persons or property which may be caused, directly or indirectly, in whole or in part, from entrant’s participation in the Contest or receipt of any prize. Entrant further agrees that in any cause of action, the Released Parties’ liability will be limited to the cost of entering and participating in the Contest, and in no event shall the Released Parties be liable for attorney’s fees. Entrant waives the right to claim any damages whatsoever, including, but not limited to, punitive, consequential, direct, or indirect damages.
10. Disputes
Except where prohibited, entrant agrees that any and all disputes, claims and causes of action arising out of, or connected with, the Contest or any prize awarded shall be resolved individually, without resort to any form of class action, and exclusively by the appropriate court located in Salt Lake County, Utah. All issues and questions concerning the construction, validity, interpretation and enforceability of these Official Rules, entrant’s rights and obligations, or the rights and obligations of the Sponsor in connection with the Contest, shall be governed by, and construed in accordance with, the laws of the state of Utah, without giving effect to any choice of law or conflict of law rules (whether of the State of Utah or any other jurisdiction), which would cause the application of the laws of any jurisdiction other than the State of Utah.
11. Social Media Disclaimer
This Contest is in no way sponsored, endorsed, or administered by, or associated with, Facebook, Instagram, or TikTok. You understand that you are providing your information to the Sponsor and not to Facebook, Instagram, or TikTok. By participating in this Contest, you agree to a complete release of Facebook, Instagram, and TikTok from any and all claims.
